Live Local Act Consulting in Lake Worth Beach and Nearby Towns
We help multifamily owners claim the Live Local Act property tax exemption. We start by reviewing your rent roll and leases, then tell you in plain terms which units qualify and what the exemption could save before you file anything.

Where We Work and How
Our clients own apartment properties in Lake Worth Beach, Greenacres, Palm Springs, Lantana, Westgate and Lake Clarke Shores. We also work with owners in San Castle, Hypoluxo, Palm Beach, West Palm Beach and Boynton Beach. Nobody has to drive anywhere. We meet at our office or by phone and video, and you send documents electronically.
Every engagement starts the same way. We look at unit counts, current rents, lease dates and resident income files, and we write down what we find. If a building falls short of the unit threshold, or rents sit above the income band, we tell you that first. Then you decide whether an exemption application makes sense.

What Holds True Across the County
- One appraiser, one deadline
- Every town on this page sits in Palm Beach County, so the DR-504AFH goes to the same property appraiser's office. Exemption applications are tied to the March 1 filing date. That means FHFC certification work has to be finished well before then, not in the last week of February.
- Income limits follow the county median
- Qualifying rents and resident incomes are measured against area median income for the county. Units rented to residents at or below 80 percent of that figure are treated differently from units in the band above 80 and up to 120 percent, so we sort your units by band before estimating savings. A unit that is a few dollars over its limit can change the result.
- Mixed building ages
- The area has older garden-style complexes alongside newer mid-rise buildings. Older properties often have paper lease files and inconsistent income records, and those take longer to verify. Newer buildings usually have cleaner property management data but larger unit counts to check.
- Records have to match
- The appraiser compares what you file against what your rent roll and certifications show. We check that unit numbers, rents and income figures agree across every document before anything is submitted. That way a mismatch doesn't stall the application.
